LEAKY HOME OWNERS REPAIR GUIDE

Hello and welcome to our leaky home repair walk through. 

This guide will walk you through the repair/re-clad process to reinstate a plaster home to weather tightness. We can provide re-clads in any material you wish to use as long as it is approved by BRANZ however this is a major plaster reinstatement and covers all and any aspects you would have to deal with if you were to choose to re-clad in other products. (ie. weather board/cedar/sheet products)

Throughout this walk through we will cover everything from getting one of our licensed building practitioners out for an invasive inspection on your home right down to wrapping your now non leaky home up to weather tightness.

This walk through is designed to help you become familiar with the leaky home repair process before your knee deep in construction and to give you confidence and peace of mind in moving forward with your leaky home repair. Through out the walk through we will show you what products we use and why, along with an in depth look at how your Licensed Building Practitioner should complete the leaky home repair and point out the problem areas that would need to be addressed on any leaky home repair.

  • STEP 1

Give us a call or an email with as much information you have about your leak issue, add in things like photos, previous inspection reports, house classification, and your future vision for your property (selling/not selling).  From there we can tell you what your looking at having to do to go ahead with the project and give you an idea of the ex-tensity of the damage.

Should you have a claimable leak or problem, we can deal direct with your insurer handling the process from start to finish.

  • STEP 2

You'll then need one of our Licensed Building Practitioners to come out and have a look at exactly what is going on in your leaky home, if you ask for advice, most people will recommend thermal imaging, however in our vast knowledge and experience with leaky home repairs thermal imaging falls short in many cases leaving home owners with a sense of false confidence and a nightmare when trying to sell with confidence

There are a number of penetration techniques the water has of penetrating your home such as, capillary action/ absorption/cracking/aluminium joinery etc. and to find which ones are playing a factor in your leaky home we start off with a minimal invasive inspection using a penetrating camera

 

  • STEP 3

From there, if things aren't looking too good...

We follow through with an open invasive inspection and from there begin demolition, scaffolding and cover up where required.

We ensure your home is protected from the weather while the leaky home repair is under construction

We cover safety first in all aspects of the job to keep things running smooth and efficient

Once the leaky home demolition is complete and all rotten timber is exposed and removed, we treat all visible timber with TIMTECH - boron glycol 'brush on' timber treatment to kill any remaining mould spore and stop any chance of future rot occurring.

  • STEP 4

Reinstatement begins. Our licensed building practitioners reinstate all aspects of your building, from raw construction, to the fine details of cosmetic finish inside and out. All remedial work is completed with top workmanship to the current and updated Building Code Standard 2004.

New double glazed aluminium joinery to meet current building code, installed with frame flash and sill and head flashings.

External framing ready for breathable building wrap and battening.

  • STEP 5

Waterproofing of any exposed surfaces is completed before cavity battens and cladding to ensure a 200mm waterproof upstand on all exposed framing to stop any capillary action from causing future leaks

All waterproofing applications are installed by qualified and certified applicators of Nuplex industries products (highly recommended) We employ specialists full time, to cover all of these aspects under one company, ABML.

We can offer a number of applications to suit all of your building requirements

Whether it's an internal bathroom, external deck with or with out suspended decking, or walkable roof surface exposed to UV rays and settlement movement.

  • STEP 6

Wrap up begins. Building is completely wrapped in breathable tyvek building paper and all negative details complete and ready for under lying flashings and cavity battening system to be installed. This cavity system provides an internal drainage system from top to bottom of all external walls while keeping your timber framing and house warm and dry.

  • STEP 7

Cladding is fitted to pre-layed tapes for a weather tight seal and fixed to building as a brace for extra structural rigidity.

All James Hardie MONOTEK (compulsory) cladding is back sealed with Resene's SUREseal (highly recommended) paint and complete.

Expansion joints are filled with SIKAflex AT facade (compulsory) to allow for expansion and contraction due to hot and cold weather changes by season

  • STEP 8

All exposed cladding is plastered with PUTZ TECHNIK (highly recommended) waterproof plastering systems by our approved 'in house' plasterers.

First coat is base coated with an adhesive water proof undercoat to key plaster to cladding A second coat is then applied to submerge structural mesh into plaster to create an even stronger key to the building and further strength to the waterproof plastering membrane

The final coat is applied to texturize the plaster finish. Our in house plasterers can match into any existing plaster finish with an undetectable result no matter what texture you may be dealing with.

All plastering is complete and weather tight!!!
